York Cottage - Brancaster, Norfolk

York Cottage is a superb, comfortable family home with plenty of space and a large secure walled garden in a quiet location a short walk from the beach, the coastal path and the golf course.

Large kitchen with built in cupboards and modern fitted units, breakfast table seating 5-6, dishwasher, electric oven, hob and grill, fridge freezer and microwave

Utility room with washing machine, dryer and chest freezer

Sunny sitting room with plenty of seating and French doors to the garden and an open fire, TV with DVD

Dining room with 2 tables with seating for 11, a warming plate and hot cabinet

TV-Kids room with seating for 4-6 with TV and video

Cloakroom leading to a Shower room with W.C.

UPSTAIRS:

1 single room

4 twin rooms one with basin 1 twin room is accessed through from the other twin room

1 double room overlooking the garden, with super king sized bed and a wash basin

2 bathrooms one with a shower over the bath and w.c. and basin. The other with a large roll top bath

Separate W.C.

Dogs are welcome and must be kept downstairs

Bedinen is provided but guests are asked to bring their own towels

CHANGEOVER: Friday – Friday

Arrival after 1500 vacating by 1000 to allow for cleaning

Large totally enclosed walled garden with lawns, flower borders and fruit trees.

A wide gate opens onto the road where you may park one car off road

There is space for 3 cars on the road outside the cottage

Brancaster village shop and the Ship pub are within easy reach.

Nearby, the harbour at Brancaster Staithe has excellent facilities for sailing and watersports.

The RSPB Titchwell reserve is 5 minutes away in the car.

Shopping at Burnham Deepdale and Burnham Market.

Sandringham, Holkham and Houghton Hall are nearby as are other numerous attractions for children and adults
