THE OLD COACH HOUSE

In the heart of Wells and set in a quiet lane only a few minutes from the shops and quay, The Old Coach House offers comfortable, year-round accommodation for up to six people. It is managed by the owner rather than a letting agency so you will find it is well maintained and tastefully kitted out. Many visitors come back year after year. The property is ideally situated for a relaxing holiday near the beautiful sandy beaches and nature reserves of North Norfolk.

ACCOMMODATION

The house was originally built as a coach house in l884. It has many original features including a traditional brick and flint front wall, red Norfolk pantiles and exposed beams. It was modernised and extended in 1984 and is in good decorative order and well-equipped. It has a newly fitted kitchen and bathroom. There is plenty of living space including a sitting room, dining room and conservatory, all of which look out onto a sheltered patio garden.

Newly fitted kitchen. Gas hob, electric oven, dishwasher, microwave, washing machine.

Newly fitted bathroom - modern shower and W.C.

Dining room leading to sitting room 14' x 12' with comfortable seating for 6, flatscreen colour TV with Sky Freesat providing access to more than 240 TV channels and radio, and DVD.

OTHER INFORMATION

The Old Coach House is not run by an agency just wanting to get as many lets as possible. It is well cared for by the owner who takes time and trouble ensuring that it is comfortable for her tenants as well as herself!

The house has gas central heating in all rooms. Tablecloths, tea towels and shower mat are provided.

A cot and highchair are available on request and bed linen can be supplied for a small charge.

AVAILABILITY and COSTS

The Old Coach House is available for holiday lets all the year round including Christmas and New Year.

Bookings are generally from Saturday to Saturday, although part-week and weekend lets may be available out of season.

Costs vary depending on the length of booking and time of the year.

4 The weather was great. The boys dug sand and swam every day apart from the seal-trip day. Crabs were caught, fed, and returned each evening - curious ritual! All local pubs and restaurants were fully tested. All bods got brown. Friends who were in Cyprus came back white having hidden under brollies to get away from 40+ all week. Good old Norfolk! We both look forward to a future opportunity to enjoy Wells and Norfolk from the Old Coach House.
