CHURCH FARM COTTAGE
Church Farm Cottage is set in the middle of an acre of secluded and secure garden, in the sleepy hamlet of Bircham Newton on the edge of the Honey Hills in North Norfolk.
ACCOMMODATION
· Ground Floor:
To the right of the front door is a large farmhouse kitchen with traditional Norfolk pamment tiled floor and exposed beamed ceiling. For our winter guests, there is a lovely wood-burning stove wood provided.
All mod-cons include electric double oven and hob, microwave oven and a large fridge-freezer. French doors to large terrace.
The utility-cum-boot room is home to the washing maching, tumble drier and drinks fridge. There is also a separate loo and access to the front garden.
To the left of the front door is an extremely spacious sitting room, which boasts 5 windows and is therefore wonderfully light. The exposed beamed ceiling and stripped wooden floor add to the relaxed atmosphere at Church Farm Cottage.
There is an open working fireplace, TV, DVD and CD Player.
· Upstairs:
The Master bedroom is large and airy with an en-suite shower room which includes hand basin and loo.
There is a second double bedroom, and a further twin-bedded room. These two bedrooms share the second bathroom with bath, basin and loo.
· Outside:
To the front of the cottage there is parking for several cars. The garden is completely enclosed by Norfolk flint stone walls and fencing and is mainly laid to lawn with large terrace at the rear.
Garden furniture and gas BBQ for the summer months.

Open plan bed-sitting room with vaulted beamed ceiling, entrance hall and wood-panelled showeroom. Sleeps 2 - 4 at additional cost to basic tariff.

Bircham Newton is 15mins from the bustling village of Burnham Market with its excellent shops and famous pub,The Hoste Arms.
12mins away are the endless sandy beaches of Thornham and Brancaster which is
home to the famous links golf course.
Bircham boasts its very own gastro pub, The King's Head as well as a well stocked village store.
There are numerous wonderful country walks surrounding the cottage and far-reaching views across open farmland.
