North Farm Kingfisher Cottage - Aylsham, Norfolk

INSIDE

The cottage contains a kitchen-diner, sitting room, two bedrooms, bathroom and separate WC. Wi-fi is available throughout.

The kitchen-diner has been well equipped to make your self-catering stay as comfortable as possible including a dishwasher, microwave and washing machine, as well as a good range of cooking equipment. A high chair is available upon request.

The cottage has two bedrooms, one king-size/twin and one twin. A travel cot is available on request. All linen is 100% cotton.

The bathroom has a basin, toilet, bath and shower and there is also a separate WC and basin. Towels are provided.

The sitting room is equipped with a DVD player (bring your own DVDs), projector and sound system for a home cinema experience as well as a variety of games, books and children’s toys. Please note that there is no television.

Bring your laptop and connect it to the projector. Wi-fi allows you to watch your favourite programmes on BBC i-player, ITV player and 4oD.

The sitting room is extremely light with French windows leading onto the garden.

ACCESSIBILITY

The cottage has been awarded ‘Mobility Level 1’ by Enjoy England. The cottage is all on one level and are very suitable for older or less mobile guests.

WELCOME HAMPER

You will receive a welcome hamper on arrival in the cottage. A typical welcome pack for a weeks stay might contain eggs from North Farm, local bacon, a bottle of wine, homemade bread and cake, North Farm jam, as well as basics such as tea, coffee, milk, sugar and butter to get your started. A smaller welcome pack may be provided for short stays.

GAMES ROOM

A nearby barn has been converted into a games room with a pool table and table tennis for guests use. Please bring non-marking shoes to use on the wood floor.

A piano and practice room is also available for musicians on request.

The cottage can be rented along with 2 North Farm Cottages which is adjacent to it (accessed via garden gate) and also sleeps 4 people. A discount is available on weekly bookings where cottages are booked together.

The cottage has a fully fenced garden and patio furniture and BBQ. Outdoor toys for children under 5 are available on request. There is also a bicycle storage shed with a freezer.

Guests are welcome to explore the surrounding 14 acres of meadow with river frontage. For most of the year, horses graze on one of the meadows. There are also ducks and chickens on North Farm – do ask if you would like to meet them or get a chance to feed them.

You are able to fish on a small tributory of the River Bure which runs through the property.

If you are not a regular fisher and do not have a rod licence, you must purchase one from the Environment Agency. Further details are available on the Environment Agency website.

On your arrival, we will give you more information about the farm as well as showing you the areas that it is safe to explore with young children.

The cottages are located down a farm-track on North Farm and are surrounded by farmland. For most of the year, cows and young horses graze on some of the surrounding land.

The nearest pub is a mile away in the village of Skeyton, and the pretty market town of Aylsham is 3 miles away with a supermarket, as well as a variety of shops and pubs. The famous Norfolk Broads are only a few miles down the road.
